Twelve national retailers just filled a $80M precinct in a suburb that won't have a town centre for another year
TK Maxx, Rebel, Anaconda and nine others are trading at Aura Home + Life, Baringa. Aura's own Woolworths-and-ALDI town centre, a few streets over, is still under construction and isn't due until late 2027.
The opportunity
At the corner of Graf Drive and Aura Boulevard, Baringa, developer Capital Property Group opened Aura Home + Life progressively from 17 August, with an official ribbon-cutting on 21 August attended by State Member for Caloundra Kendall Hatcher MP and Federal Member for Fisher Andrew Wallace MP. The 20,000sqm precinct holds 12 large-format tenancies from roughly 350sqm to 5,000sqm, all now leased: Rebel, Supercheap Auto, The Good Guys, Harris Scarfe, Beacon Lighting, Petstock, Pillow Talk, Spotlight and Anaconda opened first; TK Maxx, Adairs, Baby Bunting and Cafe 63 follow in September. Capital Property Group's Head of Property, Richard Snow, called it "a significant investment in this region and the creation of hundreds of local jobs": up to 100 roles during construction, more than 250 permanent and casual roles once every store is trading.
Here's the part worth sitting with. Aura is Stockland's largest masterplanned community in the country: 14,000+ residents already, a trade area forecast to hit 74,000 people by 2028, projected to reach 50,000 residents by 2050. But Aura's own Town Centre, the actual walkable heart with a Woolworths and an ALDI anchoring roughly 55 specialty shops, only broke ground on 12 March 2026 and isn't due until late 2027. Twelve national retail chains just committed to this suburb more than a year before its own centre exists. That is not a company being early for no reason.

The play
- Every tenancy at Home + Life is filled, so the entry point isn't a lease inside it: it's supplying it. Cleaning, security, landscaping and signage contracts for a freshly opened 20,000sqm precinct are being finalised now, not next quarter.
- Adairs, Baby Bunting and Cafe 63 are the last three still fitting out ahead of a September opening. F&B suppliers should approach Cafe 63 directly before its supply chain locks in.
- Retail staffing agencies: up to 250 permanent and casual roles are being filled across 12 stores right now. Call Rebel, TK Maxx, The Good Guys and the rest directly this month, while rosters are still being built.

- Scouting a standalone site anywhere near Baringa? Use the numbers as your pitch to a landlord: 14,000+ residents today, a trade area forecast at 74,000 by 2028, and a town centre that won't relieve any of that demand for another year.
The catch
Every tenancy here is a national chain, not a local operator, so there's no shopfront for a small independent business to step into; the realistic entry points are servicing, staffing or supplying it, or timing a nearby standalone site, not opening inside it. No source found disclosed a lease rate or an individual fit-out cost, so there's no clean startup-costs figure to publish this edition [NEEDS DATA]. And "hundreds of local jobs" is the developer's own number, not independently audited.
What history says
Barcelona, 1986 to 1989: the operators who moved into Poblenou while the infrastructure around it was still a building site got the best locations of the whole Olympic cycle, at the lowest cost they'd ever pay. Aura's own town centre is still eighteen months from opening. Twelve national chains just proved they weren't waiting for it.
