Two proposed shopfronts beside Yandina's next daily routine

One find, a named contact, and a reason to ask before committing.

Yandina's next retail conversation is happening on Old Gympie Road. The useful move this week is a specific enquiry to the developer, with a concept and a list of conditions, rather than a bet on an opening date.

Research checked 14 October 2026. Proposed space and planning status can change; confirm them before committing.

Get into the conversation while the frontage is still a proposal

A supermarket, a childcare centre and a proposed gym. Ask about the space between them before pricing a fit-out.

The opportunity

Griffith Group's Yandina Stores & Yards plan combines the existing Seasons IGA centre with adjoining land and a planned 112-place Joy Early Learning centre. The developer has invited future-opportunity enquiries to Steen Carlson. That gives an independent operator a named person to approach while the precinct is still taking shape.

The signal

Sunshine Coast News reported on 29 September that a proposed two-storey building would put a gym above two ground-floor retail or food tenancies. Council's live register identifies MCU26/0244, 3-7 Old Gympie Road, as in progress at the information-response stage. That is a concrete proposal to ask about, not an approved opening or a confirmed vacancy.

Our read: groceries, childcare and exercise could create overlapping reasons to visit during an ordinary week. A breakfast offer or a small service business might fit that pattern, but those are concepts to test with the landlord and local customers. They are not announced tenants or a forecast of trade.

The play

  • Make the right enquiry. Contact Griffith Group at info@griffithgroup.com.au or 07 3607 9111 and ask for Steen Carlson. Ask which opportunities relate to the existing centre and which depend on the proposed gym building; request current availability, floor plans and approval status.
  • Pitch one job the precinct is missing. Send a one-page concept with your customer, opening hours and space needs. Ask what is already committed, what the IGA sells, and whether your intended use would be acceptable. Do not assume a cafe or service category is available.
  • Watch the existing trade first. Compare school-run, lunchtime and Saturday visits at the current centre. Record actual pedestrian counts and customer routines before treating the future gym or childcare centre as paying demand.
  • Get a complete quote before ordering equipment. Ask for rent, outgoings, bond, incentives and handover scope. For food use, establish who pays for plumbing, power, exhaust and grease management. Put fit-out, equipment, approvals and working capital into separate budget lines.
  • Price the wait. Ask how approval delays and staged construction would affect possession, access and the rent start. Have the proposed terms reviewed before committing. If the deal only works with every future tenant trading from day one, it is not ready.

The catch

The council register records that the application became properly made on 16 September, after the earlier action notice. It also records an information request sent on 2 October; no completed decision is shown. Rent, fit-out contributions, committed tenants and a handover date remain [NEEDS DATA]. There is no defensible startup-cost or revenue estimate yet. Get those answers before spending against the proposal.

What history says

London, 2009: after relocation for the Olympic stadium, H. Forman & Son opened its new Fish Island smokehouse with a restaurant and hospitality venue, three years before the Games. The business added ways to earn around the new location before the headline event arrived. For Yandina, test a use that works through an ordinary week, then ask what the future precinct might add.

On the radar

Yandina food processor Tropico offers bespoke product development and toll processing. A fresh customer case study is worth a look for food brands; minimum runs and development fees still need a quote.

Big Top, Maroochydore: September reporting flagged The Reject Shop and World Gym arrivals. Check the centre's current trading list before treating either opening as a new supplier window.
